At Easter Appraisal Services, we work hard to ensure you keep all of the equity in your home or investment property.  We conduct extensive searches to ensure that you have the most up-to-date, accurate comparable properties.  Accurate comps are the pillar to ensuring that we arrive at the highest, most accurate opinion of value.  
There are often questions from the appraiser that need to be answered by the client in order for the appraisal to move forward. Our designated administrative staff facilitates timely communication and continuous follow through to get those questions answered.

Why Do I Need An Appraiser?

A home purchase is one of the most important transaction you will ever consider. Whether it be where you raise your family, a vacation home or an investment property, the purchase of real property is a complex process that requires multiple parties. 


The most recognizable face in a real estate transaction is the real estate agent who can assist you in marketing your home and guide you through the transaction process. In most cases there is also a lender who provides the financial capital necessary to purchase real property. There is also a title company who insures that the real property has a clear title and can pass from the seller to the purchaser.
 

So what party is responsible for making sure the real estate value is consistent with the amount being paid?   


An  appraiser  will provide you with an unbiased opinion of what a buyer should expect to pay or receive on an open real estate market. 

A professional Alabama Licensed Appraiser with Easter Appraisal Services will ensure that you are not paying more than market value when purchasing real property and ensure that you are not asking more than market value when selling real property.

Determining Value

There are several factors that determine the value of real property.  

Examples

  • square footage
  • additional bedrooms and bathrooms
  • floor coverings 
  • fireplaces 
  • privileged view lots 

  

The appraiser will add or subtract, from each comparable, the contributory value for each feature.  This process is known as "adjusting the comp."  The purpose of this process is for each comparable property to be adjusted to reflect the same features as the subject.
For example, if the comparable property has an extra half bath that the subject property doesn't, the appraiser may subtract the value of the half bath from the sales price of the comparable property. 

In a case where the subject property has  an extra half bath that a comparable doesn't have, the appraiser may add the value of the half bath to the comparable property.
